The rules for using this website, and what our room listings, prices, dates and photos do and do not promise.

01About these terms

These terms apply to your use of this website, run by Bespoke Co Living (“we”, “us”). By using the website, you agree to them. If you do not agree, please do not use the website.

These terms cover the website only. Renting a room is governed by your tenancy agreement, which takes priority over anything on this website.

02Room listings are not an offer

The rooms on this website invite you to enquire. They are not an offer to rent. A tenancy starts only when you and we sign a tenancy agreement.

03About the room information

Rent is shown in Singapore dollars per month. The monthly maintenance fee is shown separately. Deposits, utilities, tenancy length and other charges are set out in your tenancy agreement.
“Available from” dates are estimates based on current tenancies. They can change, for example if a resident extends their stay.
Photos, videos and 360° views show the actual room or home, but furniture, fittings and décor may have changed since they were taken. Some 360° views were captured in an earlier year, as noted on the room page.
Walking times and distances to MRT stations are estimates. Map pins show the condo, not the exact unit.
We update listings regularly and show the date of the last update, but mistakes can happen. Please confirm the details that matter to you with us before you decide.

04Enquiries and viewings

Our forms open WhatsApp or your email app with your message. We receive it only after you send it there.
A viewing is booked only when we confirm a time with you.
Many of our homes are lived in. Please respect residents' privacy and belongings during viewings, and do not photograph or film residents or their things.

05Using the website fairly

When you use this website, please do not:

copy, scrape or republish our listings, photos, videos or 360° views, or use them to advertise rooms elsewhere;
send false enquiries or pretend to be someone else;
try to break, overload or gain unauthorised access to the website or the services it uses;
use the website in a way that breaks the law.

06Our content

The text, photos, videos, 360° views, design and the Bespoke Co Living name and logo on this website belong to us or are used with permission. You may view and share links to our pages for your own personal, non-commercial use. Any other use needs our written permission.

Map data is © OneMap and the Singapore Land Authority. The map and 360° viewers use open-source software under their own licences.

07Other companies' services

This website uses or links to services run by other companies, including OneMap, WhatsApp, Google Maps and, where a home has a 3D tour, Matterport. We do not control those services, and their own terms and privacy policies apply when you use them.

08Saved rooms

Rooms you save are stored only in your browser. They may be lost if you clear your browser data or use another device, and saving a room does not reserve it.

09Our responsibility

We work to keep this website accurate and available, but we provide it “as is”. As far as the law allows, we are not responsible for loss caused by relying on information on this website without confirming it with us, or by the website being unavailable.

Nothing in these terms limits any responsibility that cannot be limited under Singapore law.

10Your privacy

Our Privacy Policy explains how we handle personal data.

11Changes

We may change the website or these terms at any time. The date at the top of this page shows when the terms were last updated. Using the website after a change means you accept the updated terms.

12Governing law

These terms are governed by the laws of Singapore, and the courts of Singapore have jurisdiction over any dispute about them.
